Travis Country Remodel

This single-family dwelling was originally a 1996 spec home in one of the premier developments of Austin, TX. Travis Country was the first planned development to incorporate extensive green belts in Austin.

Remodeling using a Biophilic Design Approach with sustainable materials, code upgrades including energy, electrical, plumbing, landscaping with water conservation measures, and smart home technology. The challenge was to keep the familiar and comfortable feeling the home inspired while providing wellness aspects, modernizing and improving the layout and amenities. Living spaces went from enclosed separate spaces to open great room, dinning, and living areas. As part of the energy upgrades, new insulated windows and doors, wall and attic insulation, energy efficient gas water heater, and SEER 28 air conditioning were incorporated along with energy efficient kitchen appliances, sustainable counter tops, renewable wood flooring, and smart LED lighting. The bathroom remodel included new cabinets, wall and floor finishes, and water conservation fixtures. New walk in closets in three bedrooms incorporate double hanging and built-in cabinets.

Externally, conversion of a screened porch into a sunroom seamlessly connected to the great room allows for a two-hundred-degree view of the newly landscaped backyard with an energy efficient fireplace and floor to ceiling operable windows. Existing trees were carefully kept within the updated landscape design which includes a water conservation satellite-controlled irrigation system reducing water consumption by 65% and a drought tolerant lawn. In addition, rainwater reclamation was accomplished by not having gutters, instead using Geofabric and natural rock to allow 100% of the rain to drain directly into the ground, reducing sheet flow drainage by 95%.
